Commercial development in the city center

The area around Munich's main railway station, now named the "Central Quartier", is developing into one of the largest inner-city transformation areas.

Prominent new buildings

The former railroad station district now has a new name - and a new role: as the Central Quartier, the area around Munich's main railway station is developing into one of the largest inner-city transformation areas of the coming decade. Around 250,000 square meters of office and commercial space are currently being planned or under construction here alone.

This awakening is being driven by several major projects: the new construction of Munich Central Station with the second S-Bahn main line, the large-scale areas of the former Karstadt department store (Hertie), The Verse project development, the Zechbauerhaus at Stachus and landmarks such as The Stack and landN - the Network House (see gallery), which are nearing completion. At the same time, numerous hotel properties are being refurbished and modernized - a clear signal of the location's growing international importance.

Tech and office cluster

But the transformation does not end south of the tracks. A top-class tech and office cluster has already established itself north of the main station in recent years. Google and Apple were early adopters of the central location. Apple has secured additional development space on Karlstrasse, while Google will move into its new campus in the listed “Postpalast” on Arnulfstrasse by 2026.

Another key area is being created on the former BR headquarters site: Following the relocation of large parts of Bayerischer Rundfunk to Freimann, a new urban quarter with media, cultural and office uses is to be created on around 2.4 hectares.

Modernization projects in the city center

The classic city center is also currently experiencing a wave of high-quality refurbishments and new buildings:

The new Herzog-Max building (formerly Karstadt Sport) has been completed, the Monachia building in Neuhauser Straße, the AIM in Kaufingerstraße and the ROSE project in Rosenstraße are currently under construction. A new owner was found for the Alte Akademie in 2025, who will continue the mixed-use plans. And at Georg-Kronawitter-Platz, construction on further major central projects could start as early as 2027 following the green light from the city council.

All in all, this will create a development belt around the main train station and in the old town that will interlink mobility, work, hotels, retail and urban quality of life in a new way.

There's always something going on - and in the Central Quartier there's a lot going on right now.
