Freiham: Business location options in Munich's newest neighborhood

What is Freiham – one of Europe’s largest new development areas – like? This brand-new, well-planned neighborhood does offer great potential for additional businesses and development projects.

Recently, a team from munich business with members from business support, marketing and location development visited the new neighborhood to get a firsthand look. It was an exciting tour that we highly recommend. In this brand-new, very well-planned neighborhood, commercial space is available for additional businesses and new development projects.

Right next to the Freiham S-Bahn station, a brand-new, trapezoidal building – the Hoffmann Group’s Innovation Center – is just waiting for its approximately 900 employees to move in.

Across the street is the ZAM neighborhood center, featuring many shops, distinctive architecture, and an elaborately designed green space at its heart.

With about 9,000 residents, the northern part of Freiham is now home to a good third of the total expected population of 25,000. North of the railroad tracks, the first construction phase has been completed.

The new ZAM neighborhood center, with its tall, Mediterranean-style arcades surrounding Mahatma Gandhi Square, has attracted a wide range of retailers that provide excellent local shopping and dining options. Most retail space here is leased.

Numerous high-quality residential buildings – including many cooperative projects and about 80 percent apartments with models for capped rent prices – are now occupied. The partially car-free neighborhood has already transformed into a vibrant district.

Overall, Freiham has many parks, both large and small, that invite residents to spend time outdoors. The education sector is also well established: One of its centerpieces is the Freiham Education Campus, which includes four schools for up to 3,000 children and teenagers.

Commercial space and new Technology Park

Eight commercial lots of various sizes are currently available for businesses and commercial use at the Freiham Technology Park.

The location and potential of these lots are excellent: Freiham is located about fifteen kilometers west of downtown Munich and is particularly well-connected via highways and its own S-Bahn station. Renowned innovative companies are already operating in the Freiham Technology Park, which spans approximately ten hectares and extends directly south from the S-Bahn.

As candidates for additional lots in the Technology Park, the City of Munich now aims to attract, in particular, companies that plan to devote a significant portion of their activities to research, development, and low-impact manufacturing – such as in biotechnology, bioinformatics, pharmaceuticals, and medical technology, or in the field of information and communication technologies (ICT).

Top companies in Freiham

New companies looking to set up shop here will find themselves in excellent company: The Swiss company Hoffmann Group is a leading wholesaler of high-quality tools; it also develops, manufactures, and tests its own brand-name tools and offers workshop equipment such as workshop cabinets, workshop carts, workbenches, and personal protective equipment.

The Hoffmann-Trapez Innovation Center, soon to be recognised as a landmark, defines the Freiham S-Bahn station with its 57-meter-tall, 14-story high-rise. In total, the building offers 50,000 square meters of gross floor area for approximately 1,250 employees. A public restaurant has already moved into the ground floor, and part of the space there is still available for lease.


To the southwest, the EMEA headquarters of medical technology specialist Arthrex is already fully operational. The company develops, manufactures, and markets medical devices and components for minimally invasive procedures in the fields of arthroscopic surgery, orthopedic surgery, and traumatology. Arthrex is one of the world’s leading companies in this field, with a large number of innovations and patent applications.

Adjacent to the Arthrex offices in the Technology Park is currently the largest construction site: the “Arthrex Campus” is being expanded to include a clinic, a training center, and lodging facilities. In the future, surgeons and medical staff from around the world will be trained here on campus and will learn about new products and techniques.

The Würth Elektronik Group High-Tech Innovation Center Munich is located in the heart of the Technology Park and has been a key Würth location since 2022. As one of Germany’s leading centers for the development of electronic components, the building has received multiple awards for its modern architecture. The Marketing & Communications, Human Resources, Sales, and International Research & Development departments are based here. An expansion is currently being planned on the neighboring lot. Upon completion, Würth plans to expand its workforce to approximately 500 employees.

The IT company CQSE GmbH, located in the southern part of the Technology Park in a pine forest, is also currently planning an expansion. The company was founded in 2009 as a spin-off from the Technical University of Munich (TUM). It provides consulting services and software that help customers evaluate, improve, and monitor their software systems.

Adjacent to the Technology Park, toward the A96, Augustiner-Bräu Wagner KG is prominently represented alongside other companies, featuring a recently completed new bottling plant and logistics facilities.

Augustiner and the Freiham Estate ("Gut Freiham")

Augustiner — or, more precisely, the Edith Haberland Wagner Foundation, which holds just over 50 percent of the shares in Munich’s oldest private brewery—has also extensively restored the historic Freiham Estate, including the Augustiner restaurant “Gustl” and beer garden located there.

For the near future, the Edith Haberland Wagner Foundation plans to create additional experiential venues here that will showcase Munich’s crafts and traditions and come to form a new Munich destination for families and tourists alike.
